There is adequate public service provided to the proposed subdivision, including but not <br />limited to the gas and electric, the water, waste disposal, cable TV, and police and fire <br />services. The Engineering and Transportation Department and Alameda County Fire <br />Department have found the access to the site and internal circulation to be safe for vehicular, <br />pedestrian and emergency vehicle access. <br />Vesting Tentative May <br />To approve the Vesting Tentative Map, the Planning Commission must forward the following <br />Findings to the City Council for approval. These Findings indicate conformance with the State <br />Subdivision Map Act as well as with the City's Subdivision Ordinance. The Findings will be <br />drafted into a resolution for the Council's consideration: <br />A. The proposed map will be consistent with the General Plan in that it provides for industrial <br />uses in an area with existing surrounding industrial uses. It is also consistent with the City's <br />subdivision Ordinance with provision of legal lots for future development. <br />B. The design and improvements of the proposed subdivision are consistent with the General <br />Plan in that it includes an orderly division of parcels that are adequately served by streets <br />and with drainage for the proposed industrial business park development. <br />C. The site is physically suitable for an industrial business park development in that it is <br />relatively flat, and there are no known problems regarding, cultural, historical or scenic <br />aspects. Soil stability will be reviewed thoroughly prior to issuance of building permits. <br />Phase I and II Environmental Assessments have been performed for the site, indicating that <br />only minor contamination is evident and can be easily abated. <br />D. The proposed intensity of development of 0.5 FAR will be compatible with adjacent existing <br />low -intensity industrial developments in the project area. <br />E. The design of the industrial business park or proposed improvements are not likely to cause <br />substantial environmental damage or substantially and avoidably injure fish or wildlife or <br />their habitat. The project has been designed to minimize impacts to the existing on -site <br />wetlands mitigation area. <br />F. The design of the subdivision or type of improvements is not likely to cause serious public <br />health problems. Use and/or storage of potentially hazardous materials by future tenants is <br />highly regulated by several local and state agencies to ensure proper handling and storage. <br />There are no sensitive receptors within proximity to the project site. <br />G.
