REVISED RECOMMENDED CONDITIONS OF APPROVAL <br />PLN2002-00031 <br />Planned Development and Vesting Tentative Map Tract 7382 <br />(21+ acre former Hohener Property; <br />Assessor's Parcel Numbers 79A-515-2-8) <br />McMahon Development Group LLC (Applicant and Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with exhibits and plans attached to the Staff Report <br />dated September 3, 2002, except as hereinafter modified. (Exhibits are on file at <br />the City of San Leandro, Community Development Department, 835 East 14th <br />Street, San Leandro, California, 94577). <br />Exhibits and Plans are as follows: <br />Exhibit A <br />— Tentative Tract Map 7382 <br />Exhibit B <br />— Proposed Improvements (North Lots) <br />Exhibit C <br />— Proposed Improvements (South Lots) <br />Exhibit D <br />— Master Site Plan <br />Exhibit E <br />— Typical Building Elevations <br />Exhibit F — <br />FedEx Ground Building Elevations <br />Exhibit G <br />— FedEx Ground Expansion Elevations <br />Exhibit H <br />— Conceptual Landscape Master Plan <br />Exhibit I — <br />Master Sign Program <br />B. The Developer shall be responsible for assuring that any successor in interest who <br />assumes responsibility for this zoning approval is informed it its terms and <br />conditions. <br />C. Construction shall commence within 18 (eighteen) months following City Council <br />approval and shall be substantially completed four (4) .years thereafter. For the <br />purpose of compliance with this condition, commencement of construction shall <br />be defined as the construction of a substantial portion of the street improvements <br />and infrastructure. <br />Pursuant to Zoning Code Section 3-1024 the Developer may request from the <br />Planning Commission renewal of the Planned Development project approval for <br />up to two (2) additional years if it finds the renewal is consistent with the Code <br />and that no substantive change has occurred in conditions or circumstances <br />pertinent to the planned development. Application for renewal shall be made in <br />writing to the Zoning Enforcement Official not less than thirty (30) days or more <br />than one hundred twenty (120) days prior to expiration of the Planned <br />
