Grindley, Applicant and Property Owner; P (PD) Professional Office, <br />Planned Development Overlay District. <br />In September of 2001, the City Council approved a modification to the Planned <br />Development and zoning district boundary line, in order to accommodate the placement <br />of a single-family dwelling on the northerly parcel. The proposal also included an <br />increase in the size of the commercial building and changes to the parking layout for the <br />proposed new office building. <br />In the interim, the applicant has been able to purchase an additional single-family home, <br />formally located on the Yokota Nursery site, and proposes to move it to the southerly <br />parcel. He plans to demolish the small commercial building, replace it with the home, and <br />add a new 2-car garage at the front of the home. Because the southern parcel was rezoned <br />in 2000 from RS to P (PD), the current proposal would require rezoning the property to <br />RS (PD) in order to accommodate the new home. <br />SUMMARY AND RECOMMENDATION <br />• In September of 2001, the City Council approved proposed modifications to Planned <br />Development (PD00-2), which changed in the zoning boundary for the two parcels <br />(changed from a flag lot to a side -by -side configuration), allowed for a single-family <br />dwelling to be located on the northern parcel, and approved an expansion of the existing <br />commercial building on the southern parcel. <br />
