Grindley, Applicant and Property Owner; P (PD) Professional Office, Planned Development Overlay District. In September of 2001, the City Council approved a modification to the Planned Development and zoning district boundary line, in order to accommodate the placement of a single-family dwelling on the northerly parcel. The proposal also included an increase in the size of the commercial building and changes to the parking layout for the proposed new office building. In the interim, the applicant has been able to purchase an additional single-family home, formally located on the Yokota Nursery site, and proposes to move it to the southerly parcel. He plans to demolish the small commercial building, replace it with the home, and add a new 2-car garage at the front of the home. Because the southern parcel was rezoned in 2000 from RS to P (PD), the current proposal would require rezoning the property to RS (PD) in order to accommodate the new home. SUMMARY AND RECOMMENDATION • In September of 2001, the City Council approved proposed modifications to Planned Development (PD00-2), which changed in the zoning boundary for the two parcels (changed from a flag lot to a side -by -side configuration), allowed for a single-family dwelling to be located on the northern parcel, and approved an expansion of the existing commercial building on the southern parcel.
