<br />Home prices and rents inflated very rapidly in San Leandro during 1998, 1999, and 2000. This inflation
<br />continued during 2001, although the pace leveled significantly. In January 1998, the California
<br />Association of Realtors reported that the median price of a San Leandro home was $184,500. By
<br />December 2001, less than four years later, the median price had risen to $334,000, an 81 percent increase.
<br />Thusfar in 2002, home prices have continued to rise while rents have declined slightly.
<br />Realtor.com, an internet data base of homes for sale, found 120 listings in San Leandro at the end of
<br />December 2001. These listings are summarized in Table 3-8. There were 87 single family detached
<br />homes listed, ranging from a 2-bedroom, 1-bath cottage for $248,000 to a 4-bedroom, 3-bath Tudor -style
<br />home for $795,000. There were 27 condominiums and townhome properties listed. These ranged from a
<br />2-bedroom, 2-bath 960 square foot unit offered at $228,000 to a 3-bedroom, 2-bath townhouse for
<br />$344,800. The most affordable units were mobile homes. There were six available for sale in San
<br />Leandro, ranging in price from $20,500 to $99,500.
<br />Additional sales data was collected from the Hayward Daily Review, based on December 2001 reports
<br />provided by an Oakland -based real estate information company called TitleTech. This data indicates 22
<br />sales in San Leandro, ranging from $150,000 to $520,000. The median sales price was $342,500.
