ED <br />ALAM[DA ODUNTY <br />CALIFORNIA DEPARTMENT OF FISH AND GAME S E P _ <br />CERTIFICATE OF FEE EXEMPTION <br />De Minimis Impact Finding P"1101(Q'NpNKIL (aunty Clerk <br />Project Title/Location Name and Address of Project Proponent (include coup ' <br />00004; to rezone from CC Community Commercial District to RM2500 (PD) Residential Multi - <br />Family Planned Development Overlay District; and planned development and vesting tentative <br />map to construct a six -unit, three-story residential townhouse project; B. Evans, Westco <br />Community Builders, 1895 Washington Avenue (northwest corner of Washington Avenue and Castro <br />Street), San Leandro, California, 94577; Alameda County. <br />Project Description: The proposed project includes development of six, three-story townhouses <br />arranged as two groups of three attached homes on property encompassing a total of 13,500 square <br />feet. The project site would be rezoned from CC Community Commercial District, to RM2500 PD <br />Residential Multi -Family, Planned Development Overlay District in order to facilitate this development. <br />The two existing parcels will be subdivided into a total of six parcels, ranging in size from <br />approximately 1,750 square feet to 2,699 square feet in size. Home size would be approximately 1,942 <br />square feet per dwelling unit <br />Findings of Exemption: <br />1. The City Council approved the proposal to rezone the property from CC Community <br />Commercial District, to a Residential Multi -Family base district and a planned development <br />overlay district RM2500 (PD)and to construct a new six -unit, three-story residential townhouse <br />project. <br />2. An initial study has been conducted to evaluate potential adverse environmental impacts. <br />3. The City Council finds and determines that, when considering the record as a whole, there is <br />no evidence before the City that the proposed project will have potential for an adverse effect <br />on the wildlife resources or the habitat on which wildlife depends. <br />4.
