City of San Leandro <br />Development Services Department <br />Planning Division <br />FINDINGS OF FACT FOR APPROVAL OF <br />Vesting Tentative Map Tract 7183 <br />Northeast corner of San Leandro Boulevard and Thornton Street <br />Westco Community Builders Inc. <br />Staff recommends that the Planning Commission make the following findings: <br />1. The proposed map will be consistent with the General Plan and applicable specific plans in <br />that it provides for lower -density residential use in an area with some older residential and <br />professional development. <br />2. The design and improvements of the proposed subdivision are consistent with the General <br />Plan in that it includes an orderly division of parcels, which are adequately served by streets <br />and with drainage for residential development. <br />3. The site is physically suitable for residential development in that it is relatively flat and there <br />are no known problems regarding cultural, historical or scenic aspects. Soil stability will be <br />reviewed thoroughly prior to issuance of building permits. <br />4. The proposed density of development will be compatible with adjacent existing, low and <br />medium residential development in the vicinity. <br />5. The design of the subdivision or proposed improvements, with compliance with the <br />conditions of approval, will not result in significant environmental impact. <br />6. The design of the subdivision or type of improvements is not likely to cause serious public - <br />health problems.
