<br />Project Description:
<br />proposal includes development of 354-unit single-family home, duet and courtyard home subdivision in the Peralta Area,
<br />coded by San Leandro Creek to the south, Southern Pacific Railroad (SPRR) right-of-way and tracks to the west, the City of
<br />ueudand city limits to the north, and BART right-of-way and elevated tracks to the east. Proposed amenities for the site would include
<br />the extension of Alvarado Street through the development, a vehicle/pedestrian bridge across San Leandro Creek, multi -purpose
<br />fields, a park/playground, and a greenbelt buffer zone. The proposal would require action by the City Council to approve a General
<br />Plan Amendment, rezone to RS (PD) Residential Single -Family Planned Development Overlay District for the 44.60-acre site. The
<br />site has been utilized for a variety of uses including single-family residential, agriculture (greenhouses), and a variety of industrial and
<br />commercial users. The project site is within the Joint Alameda County -City of San Leandro Redevelopment Plan Area, but the
<br />Redevelopment Agency does not currently own any of the properties. The developer is in the process of acquiring the various
<br />properties.
<br />This is to advise that the City of San Leandro, Lead Agency, has approved the above described project on February 16, 1999 and has
<br />made the following determinations regarding the above -described project:
<br />1. The project will not have a significant effect on the environment.
<br />2. A Mitigated Negative Declaration was prepared for this project pursuant to the provisions of CEQA.
<br />3. Mitigation measures were made a condition of the approval of the project.
<br />4. A statement of Overriding Considerations was not adopted for this project.
<br />5. Findings were not made pursuant to the provisions of CEQA.
