PD-98-2 & Vesting Tentative Map Tract No.7078 Page 10 of 22 <br />Recommended Conditions of Approval February 9, 1999 <br />• Prior to approval of the first Final Map, the Subdivider shall submit for <br />approval by the City Engineer, an overall site master plan for infrastructure <br />and detailed site infrastructure plans required for the first Final Map. Each <br />subsequent phase of the development shall comply with the site master plan. <br />• Prior to approval of the first Final Map, the Subdivider shall submit for <br />approval by the City Engineer, an estimate of the cost of all work and <br />improvements to be performed, both within the public rights -of -way and the <br />project boundaries. <br />• Prior to the approval of each Final Map, the Subdivider shall provide the <br />City Engineer with an updated Preliminary Title Report, prepared within <br />three months prior to the submittal of the Final Map to the City Engineer for <br />review, for all lands contained within the boundary of that Final Map. <br />• Public Utility Easements (PUEs) shall be provided over all off -site and on - <br />site improvements that do not already have easements. Additional PUEs, <br />three (3) feet wide, for an aggregate of six (6) feet, shall be located on each <br />side property line of each lot from the back for the sidewalk to the front yard <br />setback, or twenty (20) feet, whichever is greater. The Subdivider shall <br />dedicate public utility and emergency access easements on each Final Map, <br />as directed by the City Engineer. <br />• Public Utility Easements are provided over each courtyard driveway (as the <br />courtyards are detailed on the vesting tentative map) to provide utility <br />service to the units with access to that driveway. Prior to the approval of the <br />first Final Map, the width and configuration of these PUEs shall be <br />approved in writing by the utility companies. <br />• All typical street fixtures, including but not limited to fire hydrants, <br />electroliers, signs, and utility boxes, shall be located within the P.U.E. <br />behind the private sidewalks. <br />• Emergency Vehicle Access Easements shall be provided over the entire <br />private street system and within the courtyard driveways and any other <br />areas as directed by the Fire Department. The proposed Emergency <br />Vehicle Access Easement shall be designed and constructed to support the <br />imposed load of fire fighting apparatus. In addition, the access to, and <br />geometric configuration of, this easement shall be approved, in writing, by <br />the Fire DPrartment prior to the approval of every final map for Tract <br />7078. <br />
