PD-98-2 & Vesting Tentative Map Tract No.7078 Page 14 of 22 <br />Recommended Conditions of Approval February 9, 1999 <br />• Street lighting, maintained by the Home Owners' Association, shall be <br />provided over the entire private street system, to the satisfaction of the City <br />Engineer. <br />• Handicap ramps shall be provided at appropriate locations, as directed by the <br />City Engineer. <br />C. STORM DRAINAGE <br />• All storm water runoff from the project shall be collected in an underground <br />system and conveyed to an appropriate storm drain system. Hydrologic and <br />hydraulic calculations shall be reviewed and approved by the City Engineer <br />and the Alameda County Public Works Agency. <br />• The Subdivider shall make necessary payments to Alameda County Public <br />Works Agency for their review of the drainage system and easements along <br />their drainage facilities. <br />• The Subdivider has provided a preliminary drainage analysis of the <br />proposed flows through the existing City storm drain system through the <br />subject property. The detailed analysis of the storm drain system and all <br />improvements needed as a result of this analysis shall be approved by the <br />City Engineer prior to the approval of the Final Map for Tract 7078. The <br />Subdivider shall pay all costs of the required improvements. <br />• The drainage swale in the proposed landscape buffer along the northern <br />property boundary shall be designed to tha satisfaction of the City Engineer, <br />such that no ponding or backup of runoff occurs in the upslope properties <br />draining to this swale. <br />• All storm drains that are to be maintained by the City shall be located within <br />easements on private streets. The easements shall extend along the entire <br />length of the public storm drain system and shall be a minimum of twenty <br />feet (20') centered along the pipe. <br />• The proposed storm drain system, from Peralta Avenue to the existing 36" <br />public storm drain, shall be owned and maintained by the Subdivider and/or <br />the project Home Owners' Association. <br />• The subdivision shall be graded to allow for the overland release of runoff <br />into San Leandro Creek during a higher than design storm event and/or in <br />the event of total failure of the on -site storm drainage system. <br />
