GRADING AND EROSION CONTROL <br />• Prior to the approval of the first Final Map, the Subdivider shall submit all <br />information including a Grading Plan accompanied by Soils Engineering <br />and Engineering Geology Reports, in the accordance with requirements of <br />the City of San Leandro Municipal Code Title VII, Chapter 12 and obtain a <br />grading permit. <br />• To control both during and post construction storm water pollution, the <br />Subdivider shall comply with the regulations and provisions contained in the <br />City's Grading Ordinance, the City's Storm Water Pollution Prevention <br />Permit, and the National Pollutant Discharge Elimination System (NPDES), <br />to the satisfaction of the City Engineer and the Regional Water Quality <br />Control Board. <br />• Until such time as all construction for the development has been completed <br />to the satisfaction of the City Engineer, the Subdivider shall provide current <br />Erosion & Sediment Control Plans, and amended Storm Water Pollution <br />Prevention Plans (SWPPPs) for all portions of the site where construction is <br />ongoing. Said Plans shall be submitted to the City Engineer for review and <br />approval on or before September 1 of each calendar year, and shall be fully <br />implemented on or before October 15 of each calendar year. <br />• The Urban Runoff Clean Water Program requires that all runoff be treated <br />to remove sediment and water borne pollutants prior to discharge into a <br />public facility. If filtration type catch basins are used, the CC&Rs shall <br />specify the responsibility of the Home Owners' Association to regularly <br />inspect and maintain the filteration systems. Such inspection and <br />maintenance shall include replacing the inlet filters a minimum of two <br />times each calendar year. <br />E. WATER SYSTEM <br />• Prior to approval of the first Final Map for the project, the Subdivider shall <br />submit a copy of the encroachment Permit from the City of Oakland and <br />signed agreements with EBMUD and the affected property owners, for the <br />construction of the proposed water main connection from Russett Lane. <br />+ Prior to issuance of the first building permit, the proposed water main _ <br />from the end of Russett Lane located to the north of the project in <br />Oakland, should be connected to the existing water mains in Alvarado <br />Street and Peralta Avenue. <br />
