I. <br />RECOMMENDED CONDITIONS OF APPROVAL <br />PD-98-2 and Vesting Tentative Map Tract 7078 <br />Peralta Avenue Area, West of San Leandro Boulevard <br />Cherry City Development <br />The DeSilva Group <br />COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with exhibits and plans attached to the City <br />Council Staff Report, dated February 9, 1999, except as hereinafter <br />modified. (Exhibits are on file at the City of San Leandro, Development <br />Services Department, 835 East 14"' Street, San Leandro, California, <br />94577). <br />B. The developer shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed it <br />its terms and conditions. <br />C. The zoning change shall become effective upon the recordation of the <br />Final Map. <br />D. Construction shall commence within two (2) years following City Council <br />approval and shall be substantially completed as indicated on the <br />development schedule shown below. For the purpose of compliance with <br />this condition, commencement of construction shall be defined as the <br />construction of a substantial portion of the street improvements and <br />infrastructure. <br />Development Schedule for Cherry City * <br />June 1, 1999 Site Demolition and Clean-up. <br />July 1, 1999 Import Fill. <br />August 1, 1999 Infrastructure (streets and utilities). This will be <br />completed in one phase. <br />January 1, 2000 Start of House Construction. Each neighborhood <br />will start (construction releases will vary between <br />20 and 30 units per neighborhood). <br />December 31, 2002 Build -out complete. <br />*This schedule is subject to modification due to future market conditions. <br />Any modification shall be submitted in writing to the Development <br />Services Director for review. <br />
