PD-98-2 & Vesting Tentative Map Tract No.7078 Page 21 of 22 <br />Recommended Conditions of Approval February 9, 1999 <br />XIII. ADDITIONAL CONDITIONS PER PLANNING COMMISSION MOTION <br />ON JANUARY 7, 1999 <br />A. The bridge pillars and their details, including the stone finish and <br />dimensions, shall be constructed as shown to the Planning Commission at <br />its meeting of January 7, 1999. <br />B. The exposed span of the bridge not used for vehicular or pedestrian traffic <br />shall be faced with a stone finish to match or complement the pillars. <br />Details shall be submitted to the Development Services Director for <br />review and approval. <br />C. No asphalt paths shall be constructed in the project. <br />D. Street lighting in the subdivision shall be of pedestrian -scale, not to exceed <br />14 feet in height. There shall be no cobra -style lights installed in the <br />subdivision. Final street lighting plan, calculations and details shall be <br />submitted to the City Engineer and Development Services Director for <br />review and approval. <br />E. Trees to identify the pedestrian connections at the cul-de-sacs and along <br />the buffers shall be highlighted with a substantially different type of tree to <br />accentuate their entrance.. <br />F. A minimum of 50% of the homes shall have wainscoting of a different <br />type of material other than stucco. <br />G. A minimum of 609, 24-inch box sized trees shall be installed as shown to <br />the Planning Commission at its meeting of January 7, 1999. This is in <br />addition to the park trees, the buffer trees and the condition requiring a <br />minimum of two trees per lot. <br />H. Compacted crushed gravel or decomposed granite shall be used as the <br />finish material to walk ways along the San Leandro Creek Interpretive <br />Trail. The pathways throughout the main portion of the park such as the <br />path, parallel to the main access road shall be concrete. <br />I. Prior to issuance of building permits, an entry element such as an arch or <br />trellis feature for the duet units and cluster Model 1 shall submitted to the <br />Development Services Director for review and approval. <br />J. Prior to approval of the first final map, one-third of the detached single <br />family homes in Neighborhoods A and B shall have the garages setback a <br />significant proportion, to the satisfaction of the Planning Commission. <br />
