In the event that the hotel and parking is <br />fully occupied, the applicant is prepared to implement valet parking in the easterly end of the <br />hotel site and the self -storage site (after hours). The easterly triangular area could accommodate <br />up to 10 more vehicles and the self -storage parking can facilitate six vehicles; thus, 132 total <br />vehicles can be accommodated. This would satisfy the parking requirement of 1.1 spaces per <br />room in the hotel. The applicant is also prepared to secure overflow parking on the neighboring <br />commercial sites that are closed in the evening. <br />The southerly edge of the site will be densely landscaped with specimen sized trees no more than <br />15 feet on center and an eight foot solid wood fence will be constructed to prevent noise and <br />headlights from carrying over to the residents across the San Lorenzo Creek. <br />Self -Storage <br />The self -storage facility will be for Allsafe Self Storage. It will be constructed on the 3.42-acre <br />site, west of the hotel. The facility will have approximately 150,000 square feet that includes <br />two, one-story storage buildings and three, two-story buildings and the existing home which will <br />serve as the office and manager's residence. The facility will have approximately 990 storage <br />units. <br />The self -storage facility will have a total footprint of approximately 80,000 square feet and a <br />total building floor area of approximately 150,000 square feet. This is a lot coverage of 54% and <br />a (FAR) of 1.0. The setbacks for the portion of the storage facility facing Lewelling varies from <br />approximately 90 feet for the existing residence. The interior property lines will have the <br />perimeter walls of the storage buildings built to the property lines. The design is to create <br />security and to provide a buffer between the facility and the adjacent uses. <br />The landscape setback along the Lewelling and Embers frontage will have a depth ranging <br />between 20- and 30-feet. Outside Building A, will be another landscape area with a depth <br />ranging between 15- and 20 feet. There will also be new landscaping in front of and at the base <br />of the Manager's office and residence. <br />There will be nine off street parking spaces provided. Six of the spaces will be located outside <br />the facility and three will be inside the compound. A wrought iron security gate located adjacent <br />to the manager's unit and monitored by a computer access system will control access to the <br />facility. Tenants will be given access codes to enter and exit the complex and engage and <br />disengage the alarm systems to their storage units. <br />The self -storage facility would be open from 7:00 am. to 7:00 p.m., and the office would be open <br />from 9:00 a.m. to 5:00 p.m. Two full-time resident managers will be employed at the site with <br />one part-time relief manager. <br />11J <br />
