Reciprocal easements between the divided parcels will be <br />provided for access, utilities and maintenance. <br />Access to the site will be via a driveway at Lewelling Boulevard near the intersection of Embers <br />Way and another driveway on Embers Way in front of the hotel. <br />Hotel <br />The hotel will be a Hawthorne Suites Limited which is a product designed for the business <br />traveler. Kitchens will not be provided in this hotel, but will include a small refrigerator and a <br />microwave oven in the rooms. The rooms are sized to allow for in -room work and seating areas. <br />In addition to the 120 rooms, the plans for the ground floor public spaces include the foyer, an <br />exercise room, spa, two meeting rooms (75-person capacity total), a boardroom, breakfast room, <br />lounge and fireplace. <br />The hotel will be constructed on the easterly portion of the 2.09-acre site. It will have a footprint <br />of approximately 16,140 square feet and a total building floor area of approximately 64,550 <br />square feet. The hotel will have a lot coverage of 18% and a floor area ratio (FAR) of 0.71. The <br />front of the building will have a varying setback of approximately 30-feet to 145-feet from <br />Embers Way (see site plan). The setbacks from the rear property line and the self -storage facility <br />to the west will be approximately 50 feet. <br />Proposed exterior materials consist of cement plaster (stucco), brick wainscot and a standing <br />seam metal roof (see exterior elevations). The roof eave will be detailed with wood brackets. <br />The windows will be anodized aluminum frames with mullion divisions. Beneath the windows <br />will be HVAC units set flush with wall with an architectural grill. The windows on the top floor <br />that are centered on the hotel's gables include an arched element to match the existing Victorian. <br />Faux balconies have also been included at selected locations on the lower floor to match the <br />Victorian's roof porch. A porte cochere to punctuate the front entry will be located at center of <br />the building. To accentuate the building a cupola is centered on the top which has a mast for a <br />decorative flag or pennant. <br />The height of the building to the peaks of the roof is approximately 65 feet. The height of the <br />building is approximately 52.5 feet when the peaks and the eaves (approximately 40 feet) are <br />averaged. <br />Access to the hotel site will be provided via an on -site driveway on Embers Way and an off -site <br />driveway on the self -storage site on Lewelling Boulevard. A two-way internal access road <br />connects the two sites for reciprocal access. The driveways within the project will be two-way <br />circulation. Near the south end of Embers Way will be an emergency vehicle access point as an <br />alternative to the two driveways already described. <br />The hotel operator has stated that a parking ratio of 0.75 spaces per room (90 stalls) is adequate <br />for their hotel. This is based on the expected average occupancy of 65%. This expected <br />occupancy equal 78 parking spaces. The hotel site will have 116 spaces. Employee parking is <br />required during the day, which is off peak for the guests' parking need, as the hotel is designed <br />
