01 <br />A-98-9/PD-98-3 Trumark <br />-2- <br />July 14, 1999 <br />It is recommended that the City Council take the following action: <br />■ By motion adopt the Mitigated Negative Declaration. <br />■ Adopt the Ordinance for rezoning the property from CC Community Commercial and PS <br />Public and Semipublic District to RS (PD) Residential Single -Family Planned Development <br />Overlay District. <br />■ By motion approve the Planned Development to develop the property with 62 ownership - <br />housing units, subject to the attached findings and conditions of approval. <br />■ By resolution approve the two Vesting Tentative Maps 7092 and 7093, with attached <br />findings and conditions of approval. <br />BACKGROUND <br />This matter was considered by the City Council under appeal at its meeting of May 3, 1999. The <br />City Council approved, in concept, residential development of the property and supported, in <br />concept, the revised plan submitted by the applicant for 62 units. The City Council referred the <br />matter back to the Commission with direction that the Commission review the revised plan and <br />comment back to the City Council with a recommendation. <br />DETAILS OF THE REVISED PLAN <br />Density and Revision to Project Design <br />The number of units have been reduced to 62 from the original 70 units. The removal of 8 units <br />has resulted in a larger range of lot sizes from 3000 square feet to 4050 square feet for the <br />detached single-family units. In the previous plan, the single-family units ranged from 2800 <br />square feet to 3200 square feet. The breakdown of lot sizes for the single-family lots is as <br />follows: <br />■ 8 lots 4050 to 4100 square feet in area. <br />■ 9 lots 3002 to 3510 square feet in area. <br />The lot size for the cluster units remains at 3,000 to 3,500 square feet.
