10 <br />A-98-9/PD-98-3 Trumark -3- July 14, 1999 <br />If the applicant is successful in acquiring a portion of the parking lot on the adjacent shopping <br />center, four additional cluster homes could be constructed on that parcel bringing the total <br />number of units to 66. <br />Setbacks and Yards <br />■ Cluster Units: Some of the cluster units have front yards as close as 7 feet to the street <br />property line. However, most of the cluster units front on the common driveway giving <br />access to the garages. Side yards vary from 4 feet in just two cases, to as much as 9 feet. <br />Rear yards vary from 14 feet to 30 feet. <br />■ Single -Family Units: Front yard setback for these units is 18 feet to permit parking in front <br />of the garage without obstructing the sidewalk or street. The exception is two lots with Plan <br />6 where the living area of the home approximately 16 feet from the front property line. Side <br />yards vary from 4 feet to 9 feet. Rear yards vary from 14 feet to 23 feet. <br />Parking <br />The parking ratio for the revised plan is 3.6 spaces per unit. This is broken down into the <br />following distribution: <br />■ Covered Parking in Garages <br />120 spaces <br />■ Guest Parking On -Street <br />37 spaces <br />■ Driveway Apron Parking <br />70 spaces <br />Perimeter Wall <br />An 8-foot high masonry wall will be constructed around the perimeter of the site including the <br />common boundary with the Service Center. The wall is to mitigate noise impacts from the <br />surrounding streets, the shopping center and the railroad. Emergency vehicle and pedestrian <br />access will be provided at Chapman Way on the east end of the project. <br />Additional Models <br />The original five floor plans and elevations will be used for the revised plan. The developer is <br />proposing two additional models for the larger lots: <br />■ Plan 6 Sheets A11, Al2, and A13 is a 3 bedroom and 2 '/2 bath unit with a floor area of <br />1976 square feet. There is an optional room that can be used as a fourth bedroom, retreat <br />off the master bedroom or a loft. <br />■ Plan 7 sheets A 14, A 15 and A 16 is a 3 bedroom and 2 '/z bath unit with the optional room <br />as above. This model has a floor area of 2125 square feet. <br />
