A-98-9/PD-98-3 Trumark - 6 - July 14, 1999 <br />2. The design and improvements of the proposed subdivision are consistent with the <br />General Plan in that it includes an orderly division of parcels, which are adequately <br />served by streets and with drainage for single-family residential development. <br />3. The site is physically suitable for residential development in that it is relatively flat <br />and there are no known problems regarding cultural, historical or scenic aspects. Soil <br />stability will be reviewed thoroughly prior to issuance of building permits. <br />4. The proposed density of development will be compatible with adjacent existing, low - <br />density, single-family development. <br />5. The design of the subdivision or proposed improvements are not likely to cause <br />substantial environmental damage as stated in the Mitigated Negative Declaration. <br />6. The design of the subdivision or type of improvements is not likely to cause serious <br />public -health problems. A residential subdivision will not involve any amounts of <br />hazardous materials or products. <br />CONCLUSION <br />The Planning Commission and staff recommend that the City Council take the following actions: <br />■ Adopt by motion the attached Mitigated Negative Declaration that provides mitigation <br />measures required for the project to avoid significant effects on the environment. <br />■ Approve the rezoning of the property (A-98-9) from CC Community Commercial District <br />and PS Public and Semipublic District to RS (PD) Residential Single -Family Planned <br />Development Overlay District. <br />■ Approve by motion Planned Development (PD-98-3) for development of the property with a <br />new residential neighborhood, subject to the recommended findings and Conditions of <br />Approval. <br />■ Approve the Vesting Tentative Maps Tracts 7092 and 7093 to create 62 single-family lots <br />and one parcel for a private park subject to the recommended findings and Conditions of <br />Approval by adopting the attached Resolution. <br />ATTACHMENTS <br />Findings for A-98-8 and PD-98-3 <br />Recommended Conditions of Approval <br />Excerpt of Planning Commission Minutes for the meeting of June 10, 1999 <br />Staff Report Dated April 2, 1999 <br />Mitigated Negative Declaration <br />Title Sheet for Exhibits <br />Sheet A2 - Revised Site/Landscape Plan <br />
