Jermanis City Manager Subject: A-99-4; Reclassification from P Professional District to RM-3000 (PD) Residential, Multi -Family Planned Development Overlay District; PD-99-4; Planned Development to construct Five (5) Three -Bedroom and Two - Bath, Two -Story Townhouse Units on a Vacant 14,175 square foot Parcel Located on the South Side of Estudillo Avenue Opposite Huff Avenue; Assessor's Parcel Number 77-539-18-2 and 19-2; and Vesting Tentative Map, Tract 7154: Five (5)-Unit Subdivision Creating Individual Parcels for Each of the Proposed Townhouse Units, Westco Community Builders, Inc. SUMMARY AND RECOMMENDATION This memorandum and attachments serve to document the Planning Commission action for A- 99-4, PD-99-4 and Vesting Tentative Map Tract 7154. A copy of the October 7, 1999 Planning Commission staff report and the minutes of the October 14, 1999 Planning Commission meeting, are attached for your review. The Planning Commission at its October 14, 1999 meeting, voted to recommend to the City Council approval of the zoning reclassification A-99-4 and Planned Development PD-994, together with Vesting Map Tract 7154 and the negative declaration, with the addition of a condition requiring automatic garage door openers (CollierBurpee; 6 Ayes, 0 Noes; I Absent — Reed) It is recommended that the City Council take the following action: ■ By motion adopt the Mitigated Negative Declaration. ■ Adopt the Ordinance for rezoning the property from P Professional to RM 3000 (PD) Residential Multi -Family Planned Development Overlay District.
