2180 Merced Street 4 02/10/98 <br />A-97-11/PD-97-9 <br />building will be remodeled into a modem retail store that is comparable to other new facilities of <br />this type. <br />The nine off-street parking spaces complies with the Zoning Code requirement of one parking <br />space per 200 square feet of floor area for retail use (1,784 square feet at one space/200 square feet <br />= nine spaces). The five queuing spaces complies with the Zoning Code requirement of five cars <br />per drive -up window. <br />The new sign program will be revised to include low profile, monument type signs instead of the <br />proposed 24-foot high, two-sided pole signs. The recommended low profile sign should not exceed <br />six -feet in height and include the identification and the required gasoline prices. This <br />recommendation is consistent with other local gas stations such as Shell Oil at Marina and <br />Doolittle, British Petroleum at Washington and Fargo, and Beacon at Washington and Bradrick. <br />The canopies (approximately 15-feet high) will have signage. <br />The drive -up window is located at the rear of the building, out of view from the street. Staff <br />recommends a security video camera for the surveillance of the drive -up window behind the <br />building. Other standard Police Department recommendations to increase the safety and security of <br />the convenience store for employees and customers include a robbery alarm, burglary alarm, drop <br />safe, restricting the obstruction of the store front windows, and posting the property to prohibit <br />loitering. <br />The Findings supporting approval of the Planned Development application are included in the <br />attached report. <br />CONCLUSION <br />The planned development for a convenience store and the drive -up coffee lane will facilitate for <br />other site improvements such as the new building exterior, canopies, product dispensers, <br />landscaping and sign program which will bring this station up to contemporary standards in <br />appearance and function. <br />The Planning Commission and Staff recommends that the City Council take the following action: <br />1. Approve the proposed Reclassification (A-97-11) by adopting the attached ordinance; and <br />2.
