A <br />copy of the August 4, 1998, Planning Commission Staff Report and minutes of the Planning <br />Commission Public Hearing on August 13, 1998, are attached for your review. <br />The Planning Commission recommends that the City Council take the following actions: <br />1. Adopt the Negative Declaration by motion; <br />2. Approve the proposed Reclassification to IL (PD) Industrial Limited Planned Development <br />Combining District (A-98-6) and amend the Zoning Map by adopting the ordinance. <br />BACKGROUND <br />In the mid 1970's, San Leandro Boulevard was extended from Washington Avenue to East 14th Street. <br />The property involved in this rezoning request is a remnant of land remaining after the street extension <br />was completed. The property has remained undeveloped under the existing multi -residential zoning. <br />The property has frontage on Washington Avenue and San Leandro Boulevard and backs up to several <br />four -unit apartment buildings fronting on Coburn Court. The site has an area of approximately 22,903 <br />square feet. Under the current RM 1800 zoning, this would permit a maximum of 13 units. However, <br />because of the unusual shape of the property, required setbacks and required parking, the number of <br />units that could be constructed on this site would be less than the number permitted under the RM <br />1800 zoning. <br />41 <br />
