Jermanis m <br />Ci anager org_ <br />11—l6— g <br />C+� <br />Subject: PD-98-1, Conversion of service bays to a convenience store at 15018 Hesperian <br />Boulevard <br />SUMMARY AND RECOMMENDATION <br />The owners of the Chevron station at 15018 Hesperian Boulevard are proposing to convert the <br />existing workbays into a convenience store. This proposal was reviewed by the Planning <br />Commission at their October 8, 1998 and October 22, 1998 meetings. The Planning Commission <br />is forwarding this Planned Development permit to the City Council with the following <br />recommendations: <br />• Close the north and east driveways and add appropriate landscaping <br />Planning Commission Vote: <br />NISC (Reed/Collier)(4 ayes, I absention (Ravenstad), 2 absent (Mahoney, Burpee) <br />• Approve PD-98-1 as revised by the Planning Commission. <br />Planning Commission Vote: <br />MSC (Coltier/Reed)(5 ayes, 2 absent (Mahoney, Burpee) <br />BACKGROUND <br />The subject property is located at 15018 Hesperian Boulevard, just south of East 14th Street. It <br />is adjacent to Pring's Restaurant, Columbia Healthcare Pavilion and Ricky's Sports Bar. It is <br />zoned CC (PD) Commercial Community with a Planned Development overlay. The PD overlay <br />was added in 1968, when the existing service station was developed. <br />P <br />
