99082835 <br />CONDITIONS OF APPROVAL <br />TM-6929; 1801 Manor Boulevard (on the north side of Manor Boulevard between <br />Wicks Boulevard and Juniper Street and the end of Boxwood Avenue) <br />Lynn Worthington, Better Homes Realty (Applicant) <br />Hope Lutheran Church, (Property Owner) <br />COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibit A dated July 3, 1997, except as hereinafter <br />modified. (Exhibit is on file at the city of San Leandro Development Services <br />Department, 835 East 14th Street, San Leandro, California, 94577) <br />Exhibit A - Tentative Map Tract 6929 <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is informed <br />of its terms and conditions. <br />C. The Final Map for Tract 6929 shall be recorded within two (2) years of the date of <br />approval by the City of San Leandro. <br />D. All requirements of East Bay Municipal Utility district (EBMUD) shall be satisfied. <br />E. All requirements of Pacific Bell shall be satisfied. <br />F. All requirements of Pacific Gas and Electric shall be satisfied. <br />G. All requirements of Waste Management for refuse collection shall be satisfied. <br />H. All necessary Building Permits shall be obtained from the City Building Division. <br />Fire Department <br />The cul-de-sac shall have a minimum curb to curb turning radius of 40 feet to <br />provide for turning around fire fighting apparatus. Parking in the cul-de-sac <br />shall be restricted and posted as "No Parking" in a manner approved by the <br />Fire Department. <br />2. Prior to issuance of Certificate of Occupancy, the existing fire hydrant at the <br />end of Boxwood Avenue shall be capable of providing a minimum fire flow <br />of 1,000 gallons per minute. <br />Agreement to Conditions December 16, 1997 <br />TM-6929 Page 3 -o 9 <br />
