As such, the additional charge for those Manuals will be $795.00 per <br />report for each property. All manuals can be initiated and delivered within ten (10) business days of your written request to <br />proceed. <br />Environmental Lien/AUL Search: If authorized; BVTA can assist the Client to meet the ASTM E 1527-21 Lien/AUL search <br />requirements (Section 6 “User Responsibilities”) for a fee of $300 per deed. To complete this service, BVTA will engage a title <br />professional to research reasonably ascertainable recorded land title records and lien records for the subject property that <br />are filed under federal, state, tribal, or local law in an effort to discover any recorded Environmental Liens or Activity and Use <br />Limitations (AULs) against the subject property. If it is determined during the course of the project that there are additional <br />deeds which need to be included, then the client will be notified immediately and a fee not to exceed $300.00 per additional <br />deed will be proposed. <br />User/Owner Questionnaires: In order to qualify for one of the Landowner Liability Protections (LLPs) under All Appropriate <br />Inquiry (AAI) and ASTM 1527-21 the Owner (or Owner representative) of the subject property and the User must provide <br />certain information to the environmental professional. Failure to provide this information could result in a determination <br />that “all appropriate inquiry” is not complete. Under the Standard, the User is defined as the party seeking to use Practice E <br />1527 to complete an environmental site assessment of the subject property. A user may include, without limitation, a <br />potential purchaser of property, a potential tenant of property, an owner of property, a lender, or a property manager. As a <br />courtesy, BVTA has created User and Owner questionnaires with a list of these items that are needed and is attached to this <br />proposal. The questionnaires assist the Environmental Professional in gathering information from the user that may be <br />material to identifying recognized environmental conditions. These questionnaires should be completed and returned to <br />BVTA within 2 to 3 business days. <br />While completion of these questionnaires is completely optional, if BVTA does not receive the completed questionnaires, <br />BVTA’s report will reflect the lack of the information as a Data Gap in the report. If the Environmental Professional determines <br />that this data gap impedes their ability to determine whether Recognized Environmental Condition exists at the subject <br />property, then the report will reflect the lack of completed questionnaires as a Significant Data Gap. Therefore, it is very <br />important that these questionnaires are completed and returned prior to BVTA’s onsite assessment. <br />ESA Shelf Life Provisions: Under the ASTM E 1527-21 standard, the report will be viable for up to 1 year, with the exception that <br />the following five items will not be considered viable after 180 days and will require updating for subsequent use: <br />• Interviews with owners, operators, and occupants; <br />• Searches for recorded environmental cleanup liens (if applicable); <br />• Reviews of federal, tribal, state, and local government records; (regulatory database report) <br />• Visual inspections of the subject property and of adjoining properties; and <br />• The declaration by the environmental professional responsible for the assessment. <br />BVTA may grant subsequent reliance to prospective purchasers for up to 180 days from the earliest date of these components <br />(assessment viability date), provided that the purchaser completes a new User Questionnaire disclosure to meet the <br />requirements of ASTM E 1527-21. If the existing reports have already been finalized, a nominal fee for subsequent reissue of <br />the report or a reliance letter will be proposed (typically $500). For subsequent users who do not need to meet the ASTM E <br />1527-21 shelf life provision (i.e. lenders), BVTA will grant subsequent reliance for a period of up to 1 year from the site visit <br />date. If the report has exceeded the 180 day shelf life, BVTA will propose to update the report if required. Any subsequent <br />reliance will require written authorization from the Client and BVTA. <br />ALTA Survey <br />1. Boundary survey performed pursuant to applicable state minimum standards for boundary surveys <br />a. Indicate type of monuments (set or found) at each corner of the subject property <br />b. Scale as needed for 24" x 36" sheet size (can be multiple sheets if needed) <br />2. Name of city, county, and state with the tax parcel number or subdivision, lot, block, section, township, and <br />range. <br />3.
