IN THE CITY COUNCIL OF THE CITY OF SAN LEANDRO <br />RESOLUTION NO. 96 - 7 (2690/ 1009 ) <br />RESOLUTION APPROVING A GENERAL DEVELOPMENT PLAN AMENDMENT <br />FOR PD-91-3 PDP FOR ROBERTS LANDING PHASE 3 <br />Recitals <br />The General Development Plan was adopted by_ the City Council of the City of San <br />Leandro in April, 1992. <br />The applicant has requested a General Development Plan Amendment for the Motor <br />Court Homes concept for Phase 3. Phase 3 is a departure from what was considered during <br />the General Development Plan process. The GDP originally envisioned 270 attached units, <br />with a maximum of 5 attached units, or clusters. The proposed Phase 3 would consist of 178 <br />detached condominium units arranged in a "motor court" design. <br />City of San Leandro staff support the General Development Plan Amendment for the <br />following reasons: Court homes are a relatively new approach to the denser living <br />arrangements which offer detached structures rather than the typical attached condo or <br />townhouse design. The units share no walls, but have the same type of common open space <br />that is maintained by the homeowners association. Front yards will be landscaped and <br />maintained by the association. Each condo unit will have private open space which would be <br />enclosed and privately maintained. <br />The Planning Commission, by a vote of 7-0, recommended approval of the General <br />Development Plan Amendment on December 14, 1995. <br />NOW, THEREFORE, the City Council of the City of San Leandro does resolve as <br />follows: <br />1. That the City Council amends the General Development Plan text as follows: <br />The General Development Plan text for Phase 3, which originally proposed 270 <br />attached units, with a maximum of five attached units per building, will be <br />replaced with the detached condominium or motor court concept as proposed in <br />the Precise Development Plan for Phase 3. <br />
