EXHIBIT A <br />CONDITIONS OF APPROVAL <br />FOR <br />ROBERT'S LANDING DEVELOPMENT <br />PD 91-3 PDP <br />PHASES 2A, 2B, AND 3 <br />I. COMPLIANCE WITH APPROVED PLANS AND SEIR <br />A. This project is a Precise Development Plan for Phases 2A, 213, and 3. It is <br />consistent with the GDP identified "Fill Plan," as amended. The project shall <br />comply with the Precise Development Plans and Landscape Plans (sheets I.I. <br />1.2, and 2-11) prepared by SWA with a final revision date of November 15, <br />1995, the Engineering plans (Vesting Tentative Maps for Phases 2A. 213, and <br />3, Master Sanitary Sewer Plan, Master Water System Plan, Master Storm <br />Drain Plan, and Master Grading Plan) prepared by MacKay & Somps dated <br />October, 1995, the floor plans and elevations for Phases 2A and 213 prepared <br />by Danielian Associates dated September 9, 1995, and the floor plans and <br />elevations for Phase 3 prepared by Scheurer Architects dated September 7, <br />1995, as modified by conditions contained herein. <br />B. All GDP conditions of Approval which require subsequent action are <br />incorporated as conditions of approval of the Precise Development Plan. <br />C. All mitigation measures identified in the GDP EIR and SEIR for Phase 1, as <br />applicable, and Phases 2 and 3, are incorporated as conditions of approval. <br />II. OPEN SPACE <br />A. The landscaping of buffer areas between the development and open space <br />shall include safeguards to control the spread of fire. Proposed use of fire <br />resistive plants and appropriate spacing appear to be adequate, however, the <br />final plans shall require review and approval by the Fire Department prior to <br />planting. <br />B. During and after construction, the Fire Department will need access to the <br />project site and open space for possible response to fire and medical <br />emergencies. Prior to grading permit approval, a plan for access for fire and <br />medical emergencies shall be submitted to the Fire Department for review <br />and approval. <br />C. Adjacent to streets and EVA's trees and shrubs shall be maintained so as to <br />provide an unobstructed approved width and an unobstructed vertical <br />clearance of 13 feet 6 inches. <br />D. The following access control plans shall be completed prior to occupancy: <br />- - - 271 <br />
