DD. All units in Phases 2A and 2B shall be located on the lots such that a <br />minimum of 18.5 feet is provided between the furthest extension of the swing <br />of the garage door of the unit and the back of the sidewalk or the back of the <br />curb in front of the unit, whichever is more restrictive, to provide for <br />sufficient space for parking in the driveways without blocking the sidewalks <br />and streets. <br />EE. All walls, fences, and landscaping within 25 feet of any street intersection or <br />driveway shall be maintained at a height of not more than 36 inches above <br />the top of the nearest adjacent curb and gutter to allow for adequate site <br />distance. <br />FF. Traffic control measures for the public and private streets shall be provided in <br />accordance CALTRANS standards and shall be reviewed and approved by <br />the City Transportation Administrator prior to the approval of each final map. <br />GG. Prior to the approval of each final map, the Subdivider shall provide the City <br />Engineer with an updated Preliminary Title Report, prepared within not more <br />than 3 months prior to the submittal of the final map to the City Engineer for <br />review, for all lands contained within the boundary of that final map. <br />HH. Subdivider shall pay its City development, permitting, and plan checking fees <br />in accordance with the fee schedules in effect at the time of approval of each <br />final map for the development. <br />II. All details of construction, including on -site pavement slopes, pavement <br />section design, illumination, drainage, etc., are subject to the approval of the <br />City Engineer. <br />VI. HEALTH AND SAFETY <br />A. The applicant shall submit documentation to the Fire Chief indicating <br />compliance with the following required installation of fire protection <br />equipment and fire safety precautions: <br />Spark arresters installed on all chimneys within 200 feet of hazardous <br />fire area. <br />2. No barbecue or grill shall be installed or used within 30 feet of <br />hazardous fire area.
