IV DESCRIPTION OF THE PROPERTY IAND PROPOSED DEVELOPMENT A. Description of the Subject Site 1. Ownership The subject site being appraised will be assembled by the Agency into a site large enough for the development program specified in the DDA. The Agency will acquire parcels from private owners (the Agency Assemblage), and this assemblage will be deeded to the Auto Dealer. 2. Land Area/Site Description The site is comprised of property to be assembled by the Agency ("Agency Assemblage"). The Agency Assemblage comprising the site are identified as follows: 1066-1072 Marina Boulevard, two rectangular -shaped parcels occupying the north side of Marina Boulevard between Pacific and Eveleth Avenues. These two parcels are each 15,360 square feet (0.35 acres) in size. The parcels are currently improved with a small concrete black commercial building (formerly a service station) and an unoccupied wood -frame single family residence renovated into an office. 1152 Marina Boulevard, a rectangular -shaped parcel occupying the northeast corner of Marina Boulevard and Wayne Avenue. This parcel is 26,650 square feet (0.61 acres) in size and is improved with a concrete block industrial building formerly occupied by a printing company. In total, the three parcels contain 57,370 square feet (1.32 acres). Two of the three parcels are contiguous, with the third parcel located a half -block further west. All three of the parcels front on the north side of Marina Boulevard across from the Marina Square Shopping Center. 3. Location The site on which the Project will be constructed consists of parcels located on the north side of Marina Boulevard just east of Interstate 880, directly across from the Marina Square Shopping Center. The project site is included in the Joint County of Alameda -City of San Leandro Redevelopment Project Area. The overall site enjoys good visibility from Marina Boulevard.
