easements. The Developer shall install manhole(s) at the point(s) of connection to public sewers to clearly demarcate maintenance responsibilities. 79. Lift Station. No private or public sewer lift station shall be constructed within the project boundary. 80. Sanitary Sewer Facilities Maintained. All of the sanitary sewer facilities constructed within the boundaries of the project shall be privately owned and maintained, unless otherwise noted on the approved improvement plans, up to and including the point of connection of the systems to an existing public facility. 81. Maintenance of Private Sanitary Sewers. Maintenance of the private sanitary sewers shall be required and in writing and shall be submitted for the review and approval of the District. 82. Street Paving. No street paving for any streets shall be constructed unless and until any required sanitary sewer system installation of the sewer facilities in the subject streets has been completed. 83. Capacity Analysis. The development consists of 72 residential units. The Developer, at its cost and prior to the design review, shall provide capacity analysis of the affected sanitary sewer system and provide alternative solutions if capacity deficiencies exist. If upsizing of the system is required, the Developer shall construct the required improvements as part of the project improvements. Any approved sewer system upgrades shall be completed prior to issuance of the first occupancy permit. VIII. CONSTRUCTION AND MAINTENANCE PROVISIONS 84. Construction Hours. Construction on the Project site shall not begin prior to 7:00 am Monday through Friday, and prior to 8:00 am on Saturday and Sunday, and shall cease by 7:00 pm each evening, unless otherwise approved by the Chief Building Official. There shall be no construction on Federal holidays. Interior construction shall be permitted outside the above hours provided that construction noise shall not be detectable outside of the structures being built. 85. Construction Activity. Construction activity shall not create dust, noise or safety hazards for adjacent residents and properties. Dirt and mud shall not be tracked onto surrounding streets from the Project site during construction. 86. Maintenance. During the construction phase, the site shall be well maintained in a neat manner, free of weeds, litter and debris. 87. Secure Construction Site. The property shall be secured during construction with a six (6) foot high chain link fence and any other security measures in accordance with recommendation of the San Leandro Police Department. 88. Pest and Vermin Control. Pest and vermin control shall be instituted prior to the demolition and construction of the project. 89. Construction Facilities. Potable water and temporary sanitary facilities shall be provided to workers during construction activities. Temporary sanitary facilities shall be kept in a clean and odorless condition, secured, and located away from nearby residences.
