8. Where feasible, landscaping shall be designed and operated to treat storm water runoff by <br />incorporating elements that collect, detain, and infiltrate runoff. In areas that provide <br />detention of water, plants that are tolerant of saturated soil conditions and prolonged <br />exposure to water shall be specified. <br />9. Plant materials selected shall be appropriate to site specific characteristics such as soil <br />type, topography, climate, amount and timing of sunlight, prevailing winds, rainfall, air <br />movement, patterns of land use, ecological consistency and plant interactions to ensure <br />successful establishment. <br />10. Proper maintenance of landscaping, with minimal pesticide use, shall be the <br />responsibility of the property owner. <br />11. Irrigation shall be appropriate to the water requirements of the selected plants. <br />12. Applicant shall select pest- and disease -resistant plants. <br />13. Applicant shall plant a diversity of species to prevent a potential pest infestation from <br />affecting the entire landscaping plan. <br />14. Applicant shall plant "insectary" plants in the landscaping to attract and keep beneficial <br />insects. <br />IV. ENVIRONMENTAL SERVICES REQUIREMENTS <br />A. A new hazardous materials business plan (HMBP) shall be submitted promptly and it shall <br />specifically have the following updates: <br />1. A hazardous waste inventory for electronic waste. <br />2. A hazardous waste inventory for latex pain. <br />3. Update for any other hazardous material change from their previous submittal of 2/26/15. <br />4. An updated hazardous material site map that shows the location of the electronic waste <br />(e-waste), latex paint, and any additional new hazardous material. <br />V. FIRE DEPARTMENT REQUIREMENTS <br />A. Applicant shall complete any prior outstanding Building Permits. <br />B. The Administrative Review Permit shall not be valid prior to the issuance of applicable Building <br />Permits and a Certificate of Occupancy. <br />C. Plans submitted for Building Permits shall show the following: <br />l . How to prevent the blocking/obstruction of the Fire Lane on the east side of the building <br />when vehicles are queued dropping off goods. <br />2. All access points, ramps and walkways which include but are not limited to showing <br />doors on the site/floor plan. Note: ladder access does meet code. <br />D. The gate between the e-waste/paint storage and equipment storage area shall be provided with <br />panic hardware on the e-waste/paint side. <br />E.
