EXHIBIT "A" <br />CITY ENGINEER'S REPORT <br />AND <br />CONDITIONS OF APPROVAL <br />FOR <br />VESTING TENTATIVE TRACT MAP 6810 <br />ROBERT'S LANDING, PHASE 3 <br />Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have <br />examined the Vesting Tentative Map for Tract 6810 and find that it is in compliance with <br />Title VII, Chapter 1 of the San Leandro Municipal Code and the State Subdivision Map <br />Act upon completion of the conditions of approval listed below. <br />CONDITIONS OF APPROVAL <br />I recommend the following conditions of approval for Vesting Tentative Tract Map 6810 <br />in addition to all applicable PD-91-3 General Development Plan and Precise <br />Development Plan Conditions: <br />A. GENERAL CONDITIONS: <br />1. Public Utility Easements shall be provided over each motor court driveway <br />(as the motor courts are detailed on the vesting tentative map) to provide <br />utility service to the units with access to that driveway. <br />2. Public Utility Easements, 5 feet wide, shall be provided on each lot, parallel <br />to and behind the private street right-of-way line. <br />3. Emergency Vehicle Access Easements shall be provided over the entire <br />private street system and within the motor court driveways as directed by <br />the Fire Department. <br />4. The proposed Emergency Vehicle Access Easement within the proposed <br />Park Site shall be designed and constructed to support the imposed load of <br />fire fighting apparatus. In addition, the access to, and geometric <br />configuration of, this easement shall be approved, in writing, by the Fire <br />Department prior to the approval of the first final map for Tract 6810. <br />Page 1 of 2 <br />
