I . :Ili U a SCOPE OF SERVICES The Contractor shall be the Architect of Record for Seismic Retrofit, Renovation and Expansion of the San Leandro Community Library Center, inclusive of the main library and related plaza and parking area, as specifically described herein (the Project). The Contractor shall provide all architectural and engineering design, bid and construction administration services as described in this Exhibit for the Project. Subcontracted consultants will be utilized for the structural, mechanical (HVAC, plumbing, fire protection), electrical and civil engineering; landscape architecture; telecommunications, audio/visual cabling infrastructure and acoustical engineering and geotechnical engineering portions of the work. Subcontracted consultants shall be those identified in Exhibit B-1. The Contractor shall not change the subcontracted consultants without the written approval ofthe City. Subcontracted consultants shall be compensated exclusively by Contractor, and Contractor's payments as described in Exhibit B shall constitute full and complete compensation for all work performed including that of the subcontracted consultants. The scope of the Project is as described in the following documents: CDA's "Community Library Center Seismic Retrofit, Renovation and Expansion Building Program," Final Draft dated January 1997. 2. CDA's building floor plan drawings dated 12/02/96. CDA's drawing package entitled "San Leandro Community Library Center Seismic Retrofit and Renovation," dated 07/11/96. 4. CDA's schematic phase outline specification dated 03/28/96. Scope of Work shall include, but is not limited to: 1. Seismic retrofit of existing facility. 2. Approximately 12,000-square foot, two-story addition to the existing library. 3. Replacement of existing collection shelving. 4. Life safety upgrading. Accessibility upgrading.
