6. Repair or replacement of finishes scheduled for asbestos abatement. (Testing and specification of <br />asbestos abatement shall be the responsibility of the City.) <br />7. Asbestos abatement specifications prepared by the City's independent consultant shall be <br />incorporated into the Construction Documents Project Manual. <br />Mechanical systems upgrading. <br />9. Electrical systems upgrading. <br />10. Renovation and expansion of existing facilities to optimize compliance with the Building Program <br />within the space and budget parameters determined by the City. Features included in the <br />renovated facility shall include, but are not limited to: <br />a) Library Building Addition <br />b) Expanded mezzanine area <br />c) Expanded Children's library <br />d) High-tech, computer -based learning center <br />e) Community Gallery/Building Entrance <br />11. New plaza landscape and parking design. <br />a) storm sewer and surface drainage <br />b) landscape hardscape and softscape <br />12. New fire sprinkler service and system <br />It is anticipated that the Project will be bid and constructed in one phase by a single contractor, and that <br />design and construction will be completed in approximately two years. <br />The services provided by the Contractor shall be divided into four (4) phase identified as follows: <br />Phase One <br />Design Development <br />Phase Two <br />Construction Documents <br />Phase Three <br />Bidding <br />Phase Four <br />Construction Administration <br />The Contractor shall not proceed with providing services for any phase until the Contractor has received <br />a written Notice to Proceed from the City. <br />The Contractor's scope of services for each phase of the work is as follows: <br />Page 2 of 10 <br />Exhibit A <br />05/01 /97 <br />
