ARTICLE VII <br />REPAIR AND MAINTENANCE <br />Section 7.1 Repairs and Maintenance <br />Tenant covenants and agrees, throughout the Term, without cost to Landlord, to <br />maintain and repair (and to replace, as necessary) the Premises and the Improvements, and <br />every part thereof (whether located within or outside of the Premises), and to keep the same <br />in good order, condition and repair consistent with the Standard of Operation ("Standard of <br />Maintenance"). Tenant, at its own cost and expense, shall promptly make all necessary <br />repairs to keep the Premises and the Improvements in safe, clean, and sanitary condition, <br />provided however, that Tenant shall not be required to remove or otherwise remedy, in <br />accordance with Applicable Law, any Hazardous Materials existing on the Premises as of the <br />date of delivery of possession to Tenant. Tenant shall keep and maintain all portions of the <br />Premises and the Improvements in a clean and orderly condition, free of accumulation of <br />dirt, rubbish, graffiti, weeds or other unsightly conditions. It is the intention and agreement <br />of the parties that, except as expressly provided elsewhere in this Lease, Landlord will have <br />no obligation or liability of any kind relating to, or in connection with, the Premises or the <br />Improvements or the maintenance and repair thereof, all such obligations being the <br />responsibility of Tenant.
