to which the damage or destruction interferes with Tenant's use and operation of the <br />Premises and the Improvements. <br />Section 11.7 Damage to or Destruction of Tenant's Property <br />Any property of Tenant that is damaged or destroyed shall be repaired or replaced at <br />Tenant's sole cost and expense. <br />Section 11.8 Inflationary Adjustment <br />The One Million Dollar ($1,000,000) figures (the "Threshold Amount") set forth in <br />this Article XI shall be subject to adjustment on January 1 of each year during the Term as <br />follows: <br />The base for computing the adjustment shall be the Consumer Price Index for <br />All Urban Consumers (1982-1984 = 100) for the San Francisco -Oakland -San Jose CMSA, <br />published by the United States Department of Labor, Bureau of Labor Statistics (the <br />"Index"), which is published most immediately preceding January 1, 1998 (the "Base <br />Index"). The Base Index shall be compared with the Index published most immediately <br />preceding the January 1 in question (the "Adjustment Index"). If the Adjustment Index has <br />increased over the Base Index, the Threshold Amount for the following calendar year shall <br />be set by multiplying the initial Threshold Amount of One Million Dollars ($1,000,000) by a <br />fraction, the numerator of which is the Adjustment Index and the denominator of which is <br />the Base Index.
