regulations, to construct such additional Improvements on the Premises from time to time as <br />may be approved in advance by Landlord, for uses that are related or incidental to the <br />operation of the Facility as a conference center and hotel. Design of all Improvements to be <br />constructed on the Premises shall be subject to Landlord's right of reasonable approval. <br />Section 13.2 Tenant's Obligations <br />A. Restrictions; Governmental Permits. Before commencement of construction <br />or development of the Improvements to the Premises, Tenant shall, at Tenant's sole cost and <br />expense, secure any and all applicable permits, licenses, and other approvals (including <br />compliance with CEQA) required. Tenant's obligations hereunder are conditional upon <br />obtaining all applicable permits, licenses, and governmental obligations. Tenant shall take all <br />reasonable efforts to diligently obtain all such permits, licenses, and governmental <br />obligations. Tenant recognizes and agrees that the entire San Leandro Marina is subject to <br />the jurisdiction of several governmental agencies. To that end, Tenant shall undertake no <br />conduct or activities which jeopardize the continued operation of the Marina and Landlord's <br />relationship with such agencies. With regard to any permits, licenses and other approvals <br />that Tenant may be required to obtain from the City of San Leandro, Landlord shall <br />reasonably cooperate with Tenant, in compliance with applicable Government Requirements, <br />to facilitate Tenant's efforts to obtain such permits, licenses and other approvals. <br />B. Cost of Construction.
