notice is given, should any Mechanics' Lien be filed against the Premises or any action of <br />any character affecting the title thereto be commenced, Tenant shall give to Landlord written <br />notice thereof as soon as notice of such lien or action comes to the actual knowledge of <br />Tenant. <br />ARTICLE XVII <br />QUIET ENJOYMENT <br />Section 17.1 Quiet Enjoyment <br />Landlord covenants and agrees that Tenant, upon paying the Rent and all other <br />charges hereunder provided for and upon the observance and performance of all the <br />covenants, terms and conditions on Tenant's part to be observed and performed, shall quietly <br />have and enjoy the Premises during the term of this Lease in accordance with its terms. <br />ARTICLE XVIII <br />DEFAULT <br />Section 18.1 Defaults and Remedies <br />If either party shall fail to perform or observe any of the covenants, terms, and <br />provisions contained in this Agreement on its part to be performed or observed, other than an <br />Event of Default as listed in Section 18.2, such failure shall constitute a "Potential Event of <br />Default.
