EXHIBIT "A" <br />CITY ENGINEER'S REPORT <br />AND <br />CONDITIONS OF APPROVAL <br />FOR <br />VESTING TENTATIVE TRACT MAPS 7092 & 7093 <br />CHAPMAN PLACE <br />FINDINGS <br />Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have examined the <br />Vesting Tentative Maps for Tract 7092 and Tract 7093 and find that they are in compliance with Title <br />VII, Chapter 1 of the San Leandro Municipal Code and the State Subdivision Map Act upon <br />satisfactory completion of the requirements of the Conditions of Approval listed below. <br />CONDITIONS OF APPROVAL <br />I recommend the following Conditions of Approval for Vesting Tentative Tract Maps 7092 & 7093: <br />A. GENERAL CONDITIONS: <br />1. Site Improvement Plans for all on -site improvements and street improvement plans for <br />off -site improvements shall be prepared by a Registered Civil Engineer and approved by <br />the City Engineer prior to approval of the Final Map. All improvements shall be designed <br />and constructed in accordance with the City's Design Standards, Specifications and <br />Standard Plans, unless otherwise specifically approved by the City Engineer. Off -site <br />improvements include, but are not limited to, the following: drainage, sidewalk, utilities <br />and landscaping; water mains and fire hydrants; potential sanitary and storm sewer system <br />upsizing; utility undergrounding; and any other off -site improvements listed herein, and <br />necessary for a complete and acceptable public improvement project. <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on <br />the date of the conditional approval of this Project. If the applicant/property owner fails to <br />file a protest within this 90-day period, complying with all of the requirements of <br />Government Code Section 66020, they will be legally barred from later challenging any <br />such fees, dedications, reservations or other exactions. <br />3. Prior to approval of the first Final Map within the boundaries of the project, the <br />Subdivider shall submit a detailed phasing plan showing construction limits and logical <br />sequence of construction of on -site and off -site improvements for review and approval by <br />Chapman Place <br />Vesting TM 7092 & 7093 <br />6/04/99 Page I of 9 <br />
