CEAM - ANAGEMENT <br />ExhiibiiLD <br />San I eandtQC eekside Plaza <br />Creekside Plaza is a retail, resident -serving neighborhood center, attractively designed, <br />pedestrian friendly environment serving the citizens of San Leandro. The following is a <br />detailed list of property management operations which will be put in place once theCenter <br />is operational - <br />Supervise and direct all aspects of the day-to-day property management, <br />including, but not limited to: <br />a) Maintenance of all hard surfaces (walkways and plazas), including <br />washing, sweeping and steam -cleaning on a regular basis to maintain <br />a quality appearance similar to other first-class shopping centers in <br />the Trade Area. <br />b) Paint and repair buildings, metal grill work, light standards, irrigation <br />systems, fountains, Center signing, parking lot surface, striping and <br />wheel stops, roofs, down spouts, HVAC systems, plazas and the <br />Creekwalk area: all to an above -average standard. <br />c) Keep the Center to a standard of cleanliness above normal: free of <br />papers, garbage, spilled food and drink Have ample trash containers <br />on the property and keep them serviced. <br />d) Keep the trash container areas used by the tenants serviced, clean, <br />and odor and rodent free. Use trash compactors whenever possible <br />and secure the trash areas from vagrants and other unwanted <br />intruders. Trash pickup service to be scheduled in conformance with <br />the trash collection requirements. <br />e) Landscaping areas, including the "Creekwalk", shall be placed on a <br />maintenance and replacement schedule which affords an above - <br />average landscaping appearance. Weeds and debris shall be <br />routinely cleared from the landscaped areas. <br />f) Maintenance personnel/gardener may be contracted or staff. Issues <br />such as parking lot sweeping, striping, steam -cleaning, building <br />painting, sign maintenance, HVAC maintenance, etc., will be <br />contracted out to third parties. <br />g) Areas of special attention, such as the loading docks and trash <br />containment areas for the market and drug stores, will require daily <br />maintenance scheduling. Cleaning of hard surfaces, debris removal <br />and pest control will be the responsibility of each Tenant and will be <br />managed by the Landlord's maintenance manager. <br />h) Promote strong tenant relations through on -going interaction and <br />responsive handling of all Tenant needs and concerns. <br />
