A. Description of the Subject Site <br />1. Ownership <br />The subject site being evaluated is owned by the Redevelopment Agency. The assumption of this <br />valuation is that the site is free and clear of any encumbrances. <br />2. Soil and Hazardous Materials <br />Soil and sub -soil conditions are known to the Developer and are suitable for the proposed Project <br />without extraordinary costs. A case closure letter for the property has been issued by the Regional <br />Water Quality Control Board. <br />3. Public Utilities <br />All public utilities are available and can be provided to the site. <br />4. Zoning <br />Zoning will permit the development of the site and construction of the improvements in accordance <br />with the provisions of the DDA <br />x Proposed Development <br />The proposed development (Project) will consist of: <br />1. A local resident -serving shopping retail containing 80,500 sq.ft. of net rentable space. <br />The center will contain a 36,000 sq.ft. upscale grocery store as the main anchor <br />tenant, a drugstore, a 4,500 sq.ft. fine dining restaurant, several smaller food <br />establishments, a video store, and smaller retail shops. The architectural features will <br />be of a higher quality than would typically be found in a neighborhood shopping <br />center. <br />2.
