Section 1.22 Premises <br />That portion of the Site described in Exhibit A-2, consisting of the area within which all <br />of the Facility Improvements, and certain of the Public Improvements, will be located and <br />constructed. <br />Section 1.23 Public Areas <br />The area covered by the Site and outside of the boundary of the Premises, plus certain <br />portions of the area within the Premises to which the public will have access during Tenant's <br />normal business hours, which public access areas within the Premises will include, without <br />limitation, exterior walkways, stairways and deck areas, and interior portions of the conference <br />center building (but not any interior areas of the guest accommodation buildings within the <br />Facility) consisting of lobby areas, restrooms and access thereto. The Public Areas shall include <br />any and all Improvements now or hereafter located thereon or therein. <br />Section 1.24 Public Improvements <br />All improvements constructed, or to be constructed, on or in the Public Areas by or on <br />behalf of Landlord or Tenant under the terms of the Development Agreement or otherwise, <br />whether at or before the commencement of the Term or later. The Public Improvements shall <br />include, without limitation, all walkways, roadways, access ways, parking areas, seating areas, <br />seating walls, lighting, landscaping, public restrooms, observation deck and tower, portions of <br />the over -water deck (including pilings and other supporting structures), and conference center <br />building lobby areas, restrooms and access thereto.
