Section 1.22 Premises That portion of the Site described in Exhibit A-2, consisting of the area within which all of the Facility Improvements, and certain of the Public Improvements, will be located and constructed. Section 1.23 Public Areas The area covered by the Site and outside of the boundary of the Premises, plus certain portions of the area within the Premises to which the public will have access during Tenant's normal business hours, which public access areas within the Premises will include, without limitation, exterior walkways, stairways and deck areas, and interior portions of the conference center building (but not any interior areas of the guest accommodation buildings within the Facility) consisting of lobby areas, restrooms and access thereto. The Public Areas shall include any and all Improvements now or hereafter located thereon or therein. Section 1.24 Public Improvements All improvements constructed, or to be constructed, on or in the Public Areas by or on behalf of Landlord or Tenant under the terms of the Development Agreement or otherwise, whether at or before the commencement of the Term or later. The Public Improvements shall include, without limitation, all walkways, roadways, access ways, parking areas, seating areas, seating walls, lighting, landscaping, public restrooms, observation deck and tower, portions of the over -water deck (including pilings and other supporting structures), and conference center building lobby areas, restrooms and access thereto.
