Improvements located outside the boundaries of the Premises as well as those Facility <br />Improvements located on or in the Public Area portions of the Premises. <br />Section 1.25 Site <br />The lands described in Exhibit A-1, together with that deck area extending over the water <br />adjacent to such land, as also shown on Exhibit A-1. <br />Section 1.26 Standard of Maintenance <br />The standard at which the Tenant is to maintain the Facility. The Standard of <br />Maintenance is described in Section 7.1. <br />Section 1.27 Standard of Operation <br />The Standard at which Tenant is to operate the Facility. The Standard of Operation is <br />described in Section 6.1. <br />Section 1.28 Substantial Completion <br />The construction of the Improvements shall be deemed Substantially Completed on the <br />date upon which: <br />(a) they are sufficiently completed so that the Facility can be used as a conference <br />center in accordance with the Standard of Operation; and <br />(b) all governmental permits, authorizations, licenses, and certificates necessary to <br />occupy and utilize the Facility in accordance with clause (a) have been issued. <br />Section 1.29 Tenant <br />San Francisco Bay Conference Resort, LLC, a California limited liability company, or its <br />permitted assigns. <br />LEASE BETWEEN CITY OF SAN LEANDRO <br />AND SAN FRANCISCO BAY CONFERENCE RESORT PAGE 9 <br />002574.0001\409817.4 <br />
