3.0 CLUBHOUSE, RESTROOM BUILDINGS AND OTHER <br />STRUCTURES: The Operator shall keep the premises, and every <br />part thereof, in good working order, condition and repair whether <br />structural or non-structural and whether or not the need for such <br />repair occurs as a result of the Operator's use, any prior use, the <br />elements or the age of the structures and are to include, but not be <br />limited to the following: <br />Plumbing Termite Eradication <br />Electrical General Pest Control (i.e. roaches, <br />bees, flies, ants) <br />Heating Systems Ventilating Systems <br />Air Conditioning Systems Lighting <br />Floors and floor coverings All Fixtures <br />Windows <br />Doors <br />Stairs <br />Roofs <br />Locks and Lockers <br />Handrails Guardrails <br />Paint/Stain <br />Walls (interior and exterior) <br />Foundations <br />Plate Glass Skylights <br />Signs <br />Driveways, sidewalks <br />Ceilings <br />Draperies <br />4.0 HOUSEKEEPING/CUSTODIAL REQUIREMENTS: These <br />specifications establish the standards for routine <br />housekeeping/custodial services to the clubhouse and all other <br />buildings open for public use at both golf courses. The intent is for <br />the Operator to be responsible for regularly cleaning all floors, <br />walls, ceilings, counters, draperies and upholstered furniture as <br />outlined in the following sections. <br />36 <br />
