collection and disposition, corrective action, removal or remedial action, cleanup and <br />abatement, and otherwise to comply with the requirements of the Solid Waste <br />Disposal Act, 42 U.S.C. §§6901 et seq.; the Comprehensive Environmental Response, <br />Compensation and Liability Act, 42 U.S.C. §§9601 et seq.; the California Integrated., <br />Waste Management Act, Cal. Public Resource Code §§40000 et seq.; the California <br />Hazardous Waste Control Law, Cal. Health S& Safety Code §§25100 et seq.; the <br />Porter Cologne Water Quality Control Act, Cal. Water Code §§ 13000 et seq., the <br />Carpenter -Presley -Tanner Hazardous Substance Account Act, Cal. Health &- Safety <br />Code §§25300 et seq.; all as amended from time to time, and regulations from time <br />to time promulgated pursuant thereto (collectively referred to hereinafter as the <br />"Landfill Obligations"). Lessee shall have no obligations with respect to the Landfill, <br />except to renovate and operate the golf courses and other improvements leased to <br />Lessee within the performance standards expressly and specifically set forth in this <br />Lease. Provided, however, Lessee shall undertake all prudent and reasonable <br />precautions, and exercise due care to avoid damage to, penetration, or failure of the <br />leachate barrier of the landfill and the methane extraction facility of the landfill. <br />15. LESSOR'S COOPERATION. <br />Lessor recognizes and acknowledges that Lessee will need the assistance and <br />cooperation of Lessor in order to properly perform and fulfill Lessee's covenants and <br />obligations under this Lease. Therefore, Lessor agrees that except as otherwise <br />provided in Section 13.1, Lessor shall use its best efforts to secure for Lessee, with <br />Lessee's assistance as needed, all permits or licenses that are required in order for <br />Lessee to fulfill its obligations under this Lease. Lessor further agrees it shall <br />designate a specific officer or agent having appropriate experience and authority <br />whose responsibility it is to work with Lessee in assuring that Lessee obtains the full <br />cooperation and assistance of Lessor, subject to the terms of this Lease and all <br />applicable laws. <br />16. INSURANCE. <br />Lessee shall maintain the following types of insurance coverage relating to the <br />Leased Premises and Lessee's operations of the Leased Premises at all times <br />throughout the Lease term: <br />16.1 Liability Insurance. Lessee shall maintain, at Lessee's sole expense, a <br />policy or policies of comprehensive general liability insurance, with coverage of not <br />less than five million dollars ($5,000,000.00) combined single limit for bodily injury <br />and property damage.
