COMPLIANCE WITH APPROVED PLANS <br />A. The applicant and/or property owner shall comply with Exhibits A through I, <br />attached to the staff report dated September 15, 2020. (Exhibits are on file in the <br />City of San Leandro Community Development Department, 835 East 14th Street, <br />San Leandro, California, 94577). <br />Exhibit A - Cover, Vicinity Map, & Site Plan (A-0) <br />Exhibit B - Floor Plans -New Replacement House & <br />Existing Single Family Home Converted to ADU (A-1) <br />Exhibit C - Elevations, Roof Plan (New Replacement House) (A-2) <br />Exhibit D - Sections New Replacement House (A-3) <br />Exhibit E - Streetscape, Site Plan with Window Placement (A-4) <br />Exhibit F - Elevations Existing House, Conversion to ADU (A-5) <br />Exhibit G - Floor Plan, Elevations, Roof Plan (New Three -Car Garage) (A-6) <br />Exhibit H - Equipment Cut Sheets (A-7) <br />Exhibit I - Civil Site Plan (C-1) <br />A. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />B. Construction shall commence within two (2) years following Zoning Enforcement <br />Official approval of this Site Plan Review and shall be substantially completed two <br />years after commencement of construction. <br />C. This Major Residential Site Plan Review and Administrative Exception conditional <br />approval permits the construction of a new/replacement two-story single-family <br />house (2,800 square feet) with an attached one -car garage and a new detached three - <br />car garage (721 square feet) at the rear of the property. The proposal requires <br />converting the existing single-family house into an Accessory Dwelling Unit <br />(ADU). The resulting configuration of structures and uses on the entire property <br />includes: a two-story single-family house totaling 2,800 square feet of livable area, <br />with an attached one -car garage, a detached three -car garage, and an Accessory <br />Dwelling Unit (to be reviewed, approved, and built pursuant to Zoning Code <br />Agreement to Conditions September 15, 2020 <br />PLN19-0079 Page 3 of 8 <br />
