Section 2.04.388). The subject property is 485 Maud Avenue, also known as <br />Assessor's Parcel Number 077-0529-047-00. <br />B. Pursuant to Zoning Code Section 2.04.306 (Maximum Dwelling Unit Occupancy), <br />a zoning permit shall be required for occupancy of a dwelling unit by more than ten <br />(10) persons eighteen (18) years or older. <br />C. Construction of the project shall remain in substantial compliance with the <br />approved exhibits and plans. Any change to the project design or materials shall be <br />subject to the review and approval of the Zoning Enforcement Official. <br />D. Prior to issuance of building permits, the applicant shall indicate details and <br />specifications for exterior lighting on the proposed structure. Any new exterior <br />lighting proposed shall be low wattage, located and designed to be fully shielded to <br />cast light downward and not shine on adjacent properties, details subject to the <br />approval of the Zoning Enforcement Official. <br />E. Conversion or Demolition of Existing House Required. At no point in time shall <br />the property have a finaled building permit for the new/replacement single-family <br />home with a substandard ADU that has not been finaled as an ADU. One of the two <br />scenarios is hereby required: the new/replacement single-family home shall be <br />finaled concurrently with the ADU; or, the old single-family home must be <br />demolished prior to finaling of the building permits for the new/replacement single- <br />family home. Any changes to this requirement shall be reviewed and approved by <br />the Planning Division prior to finaling of any such related building permits. <br />F. Note on Building Permit Plans Required. Prior to issuance of building permits <br />for any part of this proposal, the construction documents for any part of this <br />proposal shall incorporate the above Condition of Approval below the Scope of <br />Work. <br />II. BUILDING & SAFETY SERVICES DIVISION REQUIREMENTS <br />A. The proposed project shall comply with all Applicable Code and City ordinances, <br />policies and regulations. <br />B. Building Permits Required. At minimum, the following shall be included in the <br />submittal application for the Building Permit: <br />1. Title 24 is required. <br />2. Construction and Demolition per CalGreen is required. <br />3. The CalGreen Residential Mandatory Measures & Checklist is required. <br />4. Egress windows for bedrooms are required. <br />5.
