Development Assumptions: <br />1. The City Council has made the decision that the boat launch ramp will remain in its current location <br />and the boat harbor will likely be significantly downsized as a result of the lack of funding for <br />dredging. <br />2. Proposed plans may cover the water area; however the coverage should not exceed current coverage. <br />3. The site plan should: <br />a. Maintain public accessibility <br />b. Provide, maintain and enhance visual access to the bay and shoreline <br />c. Complement and connect existing amenities <br />d. Consider impact on adjacent developments, such as neighborhoods <br />e. Consider traffic and parking requirements <br />f. Consider environmental constraints <br />4. New development and all amenities need to be self-sustaining. <br />Process: <br />1. Meet to discuss the site. <br />a. Access points to water (existing) <br />b. Constraints <br />c. Circulation (pedestrian, vehicles) <br />d. Existing site conditions <br />e. Key/important areas (focal points, large developable land areas, open space, etc.) <br />f. Views, vistas (to retain, to save) <br />2. Listen to the community. <br />a. At least two members of each group should plan to attend the Town Hall meetings scheduled <br />for: <br />i. Wednesday, May 20, 2009 at the Marina Community Center and <br />ii. Thursday, May 28, 2009 at the Main Library Lecture Hall <br />b. Review the notes from the 2007 Town Hall meetings <br />3. Develop design concept/site plan. <br />a. Identify location of land uses <br />b. Include as much information as possible regarding proposed development — size, type, <br />parking needs, cost to construct, and ground lease revenue <br />c. Show connections between existing and proposed uses <br />4.
