Taxes or assessments which are not shown as existing liens by the records of any taxing authority that levies taxes or <br />assessments on real property or by the public records. <br />2. Any facts, rights, interests, or claims which are not shown by the public records but which could be ascertained by an <br />inspection of said land or by making inquiry of persons in possession thereof. <br />3. Easements, claims of easement or encumbrances which are not shown by the public records. <br />4. Discrepancies, conflicts in boundary lines, shortage in area, encroachments or any other facts which a correct survey <br />would disclose. <br />5. Unpatented mining claims: reservations or exceptions in patents or in Acts authorizing the issuance thereof; water rights, <br />claims or title to water. <br />PART Two <br />(1st) 1960-61 General and Special County and City taxes now a <br />lien; not yet payable or ascertainable. <br />(2nd) ACTION pending in the Superior Court, Alameda County, <br />Case No. 181346, Oro Loma Sanitary Sewer District, a public corporation, <br />vs. Edna Cunha, et al, to condemn an easement over a strip of land 10 <br />feet lying 5 feet on either side of center line, described as follows: <br />BEGINNING at a point on the southeastern boundary line of <br />that certain tract of land described in the Decree of Distribution <br />recorded June 24, 1937, recorded in Vol. 3478, page 380, Official <br />Records of Alameda County, distant along said line north 410 30, east <br />490 feet from the northeastern line of East 14th Street; thence north <br />480 301 west 252.78 feet, more or less, to a point in the northwestern <br />boundary of said tract, distant thereon north 410 301 east 490 feet <br />from the northeastern line of East 14th Street. <br />On September 21, 1944 the court made its order authorizing <br />plaintiff to have and take immediate possession and use of said above <br />described property for the purposes above described. <br />Notice of the pendency thereof, was recorded September 21, <br />1944 in book 4609 of Official Records, page 1. <br />(3rd) ACTION pending in Superior Court, Alameda County No. <br />187117, Oro Loma Sanitary District vs. Mary Marshall, et al, to <br />condemn an easement for storm water drain, over a strip of land 14 <br />feet on each side of a certain line, described as follows: <br />Page 3 <br />
