If s PE'. 335 !M: 34 leaving the last said line north 62' east Four Hundred Seventy-nine and 34/100 feet to the Southwestern line of Washington Avenue; and thence North 28' West along the last named line Twenty Feet to the point of beginning; BEING a strip of land Twenty feet in width lying along the Northerly line of the property described in the Decree of Distribution in re estate of Sarah M. Mathews, deceased, and rerecorded in Volume 1206 of Deeds, at page 1, Records of Alameda County, California, for the total price or sum of One Hundred Forty-six Thousand, Nine Hundred Thirty Dollars ($146,930) payable as follows: A The sum of Fourteen Thousand Dollars ($14,000) to be paid July 1, 1963, to Seller by Buyer. B The sum of One Hundred Thirty-two Thousand Nine Hundred Thirty Dollars ($132,930) to be paid by Buyer to Seller on or before June 30, 1964. 2. Seller agrees to execute and deliver to Buyer at the time of the payment of said $14,000 on July 1, 1963, a good and sufficient deed conveying said property free and clear of all liens and encum- brances of any nature. 3. Possession of said property shall be delivered by Seller to Buyer as of July 1, 1963, subject to the provisions of Paragraph 4 hereof. 4. The parties agree that Seller shall have the right to remove from said premises all salvageable tanks located thereon. Said tanks shall be removed by Seller on or before September 1, 1963 5. Taxes and insurance shall be prorated as of July 1, 1963. 6. Seller agrees to procure from North American Title Insurance Company at the time of or prior to the initial payment due Seller hereunder, a policy of title insurance insuring Buyer to the full amount of the purchase price for said property against loss or damage by reason of defect in the title of the Seller to the above -described premises, or by reason of prior liens.
