<br />County of Alameda, State of California, being a portion
<br />of Lot 3 as shown on the Partition Map of the Land of the
<br />Leonard Stone Estate, filed October 8, 1895, in Book 15 of
<br />Maps, page 36, Alameda County Records, described as follows:
<br />BEGINNING on the southeastern line of Floresta Boulevard,
<br />49.5 feet wide, formerly Halcyon Drive, at the most
<br />western corner of said Lot 3; thence along the said south-
<br />eastern line of Floresta Boulevard north 620 east 475.10
<br />feet, more or less, to a southwestern line of the parcel
<br />of land described in the deed from Avansino, Mortensen
<br />& Co., a California Corporation, to the City of San Leandro,
<br />a municipal corporation, recorded September 25, 1957, in
<br />Book 8478, page 67, Official Records of Alameda County;
<br />thence along the last mentioned southwestern line south
<br />280 east 10 feet; thence along a line parallel with the
<br />said southeastern line of Floresta Boulevard and 10 feet,
<br />measured at right angles, southeasterly therefrom, south
<br />620 west 475.10 feet, more or less, to the southwestern
<br />line of said Lot 3• thence along the said southwestern line
<br />of Lot 3, north 286 west 10 feet to the point of beginning.
<br />Parcel LD-60-257: Real property in the City of San Leandro,
<br />County of Alameda, State of California, described as
<br />follows:
<br />A strip of land 10.00 feet wide, the northwestern line of
<br />said strip being the northwestern line of Plot No. 4,
<br />according to the Partition Mari of the land of the Leonard
<br />Stone Estate, filed October 8, 1895 in the Office of the
<br />County Recorder of Alameda County, and of record in Map
<br />Book 15 at page 36.
<br />As a further consideration of this Option:
<br />1. Optionee shall install all required curbs and gutters.
<br />2. Optionee shall have the right to remove all tree
<br />peonies now on the subject property.
<br />3. Optionor shall remove all improvements from subject
<br />property prior to commencement of construction of
<br />Washinaton Avenue widening project.
<br />Optionee shall have the right to close this application at
<br />any time within 90 days from date hereof, and I agree to
<br />execute and deliver to Optionee, or to any one named by
<br />Optionee, a good and sufficient Grad Deed. On execution
<br />of said deed I am to be paid the further sum of TWENTY
<br />ONE THOUSAND LIGHT HUNDRED FIFTY TWO and. 15/100 ($21,852.15)
<br />DOLLARS, in full payment of the purchase price of said
<br />real property; but if said option is not closed within
<br />90 days from date hereof, I am to retain the said sum of
<br />TEN AND N0/100 ($10.00) DOLLARS, so paid as aforesaid, as
<br />liquidated damages. If said Option is closed within the
<br />said 90 days, the amount paid as aforesaid is to be
<br />applied towards the purchase price. Time is of the essence
