18. The failure on the part of either of the parties hereto to comply <br />with the terms and provisions hereof on their part to be kept and performed <br />shall entitle the aggrieved party to cancel this Lease as to the defaulting <br />party upon giving the other party thirty days' written notice at the option <br />of the party aggrieved. <br />20. Successors and Assigns.
